NOTICE IS HEREBY GIVEN THAT A REAL PROPERTY
ACQUISITIONS AND DISPOSITIONS PUBLIC HEARING, in accordance with Section 824 of the New York City Charter, will be held on December 7, 2022, at 10:00 A.M., via Conference Call No. 1-646-9922010, Access Code 717 876 299.
IN THE MATTER OF a lease for the City of New York, as tenant, in a portion of the building, located at 460 Atlantic Avenue Block 184, Lot 25, in the Borough of Brooklyn for use by the Department for the Aging as a senior center facility, or for such other use as the Commissioner of the Department of Citywide Administrative Services may determine.
The proposed use was approved by the City Planning Commission, pursuant to NYC Charter Section 197c on March 27, 2019 CPC Appl.
No. C 190176PQX, Public Hearing Cal. No. 7.
The proposed lease shall commence upon full lease execution and expire December 31, 2030. The annual base rent is as follows: i $693,348.00 from lease execution until the date of Substantial Completion, ii $757,209.00 from Substantial Completion until year five 5, iii $832,929.90 from year six 6 through expiration, payable in equal monthly installments at the end of each month. With Tenants first payment, Tenant to pay Landlord a one-time lump sum payment equal to the difference in rent paid by Tenant under the existing lease and the rent under the new lease; calculated as a $35,185.00/month X
b the number of months from January 1, 2020 to lease execution.
The lease may be terminated, in whole, by the Tenant at the end of five 5 years from Substantial Completion, or at any time thereafter, provided the Tenant gives the Landlord twelve 12 months prior written notice. In the event that the lease is terminated by the Tenant, the Tenant shall pay to the Landlord the unamortized cost of Landlords Base Building Work.
The Landlord shall prepare final architectural plans and engineering plans and make alterations and improvements in accordance with specifications which are attached to the lease. The alterations and improvements consist of Landlords Base Building Work, which the landlord shall provide at its sole cost and expense, and Tenant Work.
The total cost of the final architectural plans and engineering plans for the Tenant Work and the Tenant Work shall not exceed $934,967.00, and the Tenant shall reimburse the Landlord for Tenant Work costs, to be disbursed upon the substantial completion of the alterations and improvements.

IN THE MATTER OF a lease for the City of New York, as Tenant, of the entire property consisting of a three-story office and a single-story warehouse building, and two exterior lot areas, located at 101 Varick Avenue Block 2974 and Lot 113, in the Borough of Brooklyn, for the Department of Transportation to use as an office and storage, or for such other use as the Commissioner of the Department of Citywide Administrative Services may determine.
The proposed use was approved by the City Planning Commission, pursuant to NYC Charter Section 197c on August 18, 2021 CPC Appl.
No. C 210329 PCK, Public Hearing Cal. No. 33.
The proposed lease shall be for a period of twenty 20 years from Substantial Completion of alterations and improvements, at an annual rent of $4,639,000.00 for the first five 5 years, $5,126,095.00 for the following five 5 years, $5,664,334.98 for the next five 5 years and $6,259,090.15 for the last five 5 years, payable in equal monthly installments at the end of each month.
The lease may be terminated by the Tenant one time after the 10th year following Lease Commencement, provided the Tenant gives the Landlord 180 days prior written notice. In the event that the lease is terminated by the Tenant, the Tenant shall pay to the Landlord the

unamortized portion of Landlords Tenant Work contribution and Tenants brokerage commission.
The Tenant shall have two consecutive 5-year options to renew the Lease at 90% of fair market value rent.
The Landlord shall prepare final architectural and engineering plans and make alterations and improvements in accordance with preliminary plans and specifications which are attached to the Lease.
The alterations and improvements consist of Base Building Work, which the Landlord shall provide at its sole cost and expense, and Tenant Work. The total cost for the Tenant Work shall not exceed $8,562,915 of which the Landlord shall contribute $1,000,000 and the balance up to $7,562,915 will be paid by the Tenant. The Tenant shall reimburse the Landlord for Tenants share of the costs, to be disbursed in accordance with a milestone schedule set forth in the lease.
