BOROUGH PRESIDENT - BROOKLYN
PUBLIC HEARINGS

NOTICE IS HEREBY GIVEN that, pursuant to Section 201 of the New York City Charter, the Brooklyn Borough President will hold a ULURP hearing on the matters below in person, at 6:00 P.M., on Monday, March 20, 2023, in the Borough Hall Courtroom. The meeting will be recorded for public transparency.
While visitors are not required show proof of vaccination to enter the building, we do encourage individuals to wear masks in Borough Hall spaces.

7120 New Utrecht Avenue Rezoning 230001 ZMK, 230002 ZRK

Applications by 7120 New Utrecht LLC, pursuant to Sections 197-c and 201 of the New York City Charter, for land use actions affecting all or p/o five lots on block 6180 in the Bensonhurst neighborhood of Brooklyn Community District 11 CD 11. The project area fronts the entire west side of New Utrecht Avenue which serves as a conduit for the D-train elevated, between 71st and 72nd Streets. The Development Site consists of two applicant-owned lots with a total area of 18,518 sf.
The applicant seeks approval for the following:

MONDAY, MARCH 13, 2023

1.

A zoning map amendment to change the project area lots 29, 31, 33, and p/o lots 27 and 44 from R5/C2-2 to C4-4L

2.

A zoning text amendment to ZR Appendix F to designate a new Mandatory Inclusionary Housing MIH area coterminous with the project area
Approval of the requested actions would facilitate a new, 9-story mixed commercial/residential building, with 11,651 sf of ground-floor retail, and 100 apartments on the floors above. The building would have a base height of 25 feet, followed by a 15-foot setback along New Utrecht Avenue, with a final height of 95 feet. Approximately 30% of the units would be permanently affordable to incomes averaging 80% of Area Median Income AMI pursuant to MIH Option 2.

Kings Highway Self-Storage 230049 ZSK

An application by Clarendon Holding Co. Inc., pursuant to Sections 197-c and 201 of the New York City Charter, for a special permit to enable a self-storage facility on an M1-1 zoned-property in the Flatlands/Fairfield Industrial Business Zone IBZ. The 73,915 sf, flag-shaped development site is situated in a Subarea 2 designated area of New York City Zoning Resolution ZR Appendix J, where self-storage facilities are required to seek a special permit from the City Planning Commission CPC, pursuant to ZR Section 74-932.
Approval would result in a five-story, Use Group UG 16D self-storage facility with 16 parking spaces, at 5381 Kings Highway, in Brooklyn Community District 17 CD 17.
