Notice of Special Real Property Public Hearing NOTICE IS HEREBY GIVEN THAT A SPECIAL REAL
PROPERTY ACQUISITIONS AND DISPOSITIONS PUBLIC
HEARING, in accordance with Section 824 of the New York City
IN THE MATTER OF a lease for the City of New York, as Tenant, of space on the entire fourteenth 14th through eighteenth 18th floors, entire twenty-sixth 26th floor, a portion of thirtieth 30th floor all floor collectively the Office Premises, and a portion of sub-cellar floor the Sub-Cellar Space of the building, located at 250 Broadway Block 124, Lot 24, in the Borough of Manhattan, for New York City Council, to use as an office, or for such other use, as the Commissioner of the Department of Citywide Administrative Services, may determine.
The proposed Lease shall be for a period of approximately twenty 20
years from execution of the lease through February 29, 2040.
Commencing on the lease execution date through February 28, 2021, the annual rent for the Office Premises, will be $5,197,999, payable in equal monthly installments, at the end of each month. The rent for the Office Premises shall then be abated for the ten 10 month period, commencing on March 1, 2021 through December 31, 2021. Thereafter, the annual rent for the Office Premises, shall recommence on January 1, 2022, in the amount of $8,050,965 for the first five 5 years, $8,836,425 for the following five 5 years, $9,621,885 for the next five 5 years and $10,407,345 through February 29, 2040, payable in equal monthly installments, at the end of each month. Tenant shall be entitled to a credit against base rent in the total amount of $378,968, which amount will be credited in the monthly amount of $7,579.36. The annual rent for the Sub-Cellar Space shall commence on the lease execution date in the amount of $18,375 for the first five 5 years, $21,437.50 for the following five 5 years, $24,500 for the next five 5
years and $27,562.50 through February 29, 2040, payable in equal monthly installments at the end of each month.
The Lease, may be terminated in whole, by the Tenant, effective on December 1, 2036, provided the Tenant gives the Landlord four hundred fifty 450 days prior written notice. In the event that the Lease is terminated by the Tenant, the Tenant shall pay to the Landlord, the unamortized portion of the following: the Landlords work contribution, the ten 10 months rent abatement, and the Tenants and Landlords brokerage commissions. Tenant shall also have the right to terminate all or a portion of the 30th floor premises, without a fee if Tenant shall lease the entire second 2nd floor of the building.
