Conference Room D, Borough of Manhattan, has been cancelled. The meeting will be rescheduled for a later date - in the matter of an Amendment of the Lease for the City of New York, as Tenant, for the entire building located at 29-49 Gillmore Street Block 1669 ,Lot 38, in the Borough of Queens, for the division of Early Childhood Education of the Department of Education, to use as a daycare center, or other appropriate educational use, or for such other use as the Commissioner of the Department of Citywide Administrative Services may determine.
The proposed Amendment shall be for a period from the execution of the Amendment until five 5 years from the Date of Substantial Completion of alterations and improvements, at an annual rent of $270,000 for the period from Amendment execution to the first anniversary of the Substantial Completion Date; $278,100 to the second anniversary of the Substantial Completion Date; $286,443 to the third anniversary of the Substantial Completion Date; $295,036 to the fourth anniversary of the Substantial Completion Date; and $303,887 to the fifth anniversary of the Substantial Completion Date, payable in equal monthly installments at the end of each month.
Additionally, along with the first rent payment, there will be a one-time payment equal to the product of $13,315.44 times the number of months from January 14, 2019 to the Amendment execution date.
The Lease may be terminated by the Tenant at the end of three 3
years, or at any time thereafter, provided the Tenant gives the Landlord six 6 months prior written notice.
The Tenant shall have the right to renew the Lease for a period of five 5 years at an annual rent of $313,004 for the period from the fifth anniversary of the Substantial Completion Date to the sixth anniversary of the Substantial Completion Date; $322,394 to the seventh anniversary of the Substantial Completion Date; $332,066 to the eighth anniversary of the Substantial Completion Date; $342,028
to the ninth anniversary of the Substantial Completion Date; and $352,289 to the tenth anniversary of the Substantial Completion Date, payable in equal monthly installments at the end of each month.
The Landlord shall make alterations and improvements at its sole cost and expense in accordance with a Base Building Scope of Work, which is attached to the Amendment.
